Tenant Finding

If you are focused on finding the best possible tenants for your property, MCS offer a comprehensive and personal service to help you achieve this. We understand that every property is different so we work hard to advise you and to source the right tenants for your specific needs. In doing so we bring together a range of key services and add our own professional and personal input to help you find (and keep) the best possible tenants.

You will find that our processes are more thorough than most high street agents and we will keep in constant communication with you to let you know how things are progressing. Whether you are renting your property for the first time or you are looking for new tenants for an ongoing investment property, MCS have a history of finding the best people and will work with you to achieve your goals.

Our Tenant Finding service is provided in combination with our Property Management service. Fees will vary depending on property and location but will always remain competitive within the local market.

Here's a more detailed overview of the key elements of our Tenant Finding package:

We visit your property and discuss with you a suitable valuation for rental based on our assessment of how the property is presented and the current market conditions in your area

There are legal requirements to consider when renting a property. At the outset we advise you how to comply with the law in respect of the new Right To Rent legislation, Deposit Holding, Energy Performance Certificates (EPC's), Insurance, Gas Safety Certificates, Electrical Safety, Fire Regulations and any other relevant legislation
We prepare a detailed specification of your property, including photographs of key rooms and highlighting specific features or individual points of interest
UK properties are advertised for rental on the main internet property portals including Rightmove, Zoopla, Letmatch, Primelocation, Findaproperty, and Globrix
We handle all enquiries via phone or e-mail and carry out initial phone vetting of prospective Tenants to ensure they meet the requested criteria
We liaise with you to arrange suitable appointments for viewing. Viewings for rental are usually conducted by Landlords or by current Tenants if the property is occupied, although we can provide accompanied viewings by separate arrangement
Once a suitable Tenant is found and you instruct us to proceed, we will organise comprehensive referencing, including fraud searches, credit searches, affordability scoring, address history, employment verification and previous Landlord references
We will produce a detailed Tenancy Agreement to protect both you and your Tenants and to ensure that all aspects of the Tenancy are clearly understood
We will collect a deposit from your new Tenants in advance of moving in. The law requires that this deposit is protected through a government approved scheme. MCS are members of one such scheme, The Deposit Protection Service ( and we will organise the process for the protection of your tenants deposit.
On moving in day we will provide a check in service for your Tenants and ensure that they are aware of the operation of heating, hot water, electrical fuses and other main services to the property.
We will collect the initial rent payment and organise for all future payments to be made by bank transfer to MCS.
Our fee is deducted from the initial rent payment and the remainder sent to your account

Upgraded photography package - Your property presented through the eyes of professional property photographers using exceptional quality equipment. There is no better way to showcase your property in it's best possible light
Floorplans - Created in colour by computer aided design teams, these provide an excellent visual representation of the layout of your property
Accompanied viewings - One of our team can be available to accompany prospective tenants on property viewings (dependant on location or unless otherwise agreed with Landlords or existing Tenants)
Digital inventory - A comprehensive record of your property with photographs of all relevant areas. This records the condition of the property at the commencement of a tenancy and is designed to provide maximum clarity and protection for all parties. This is then held securely on a central server for easy reference and comparison at the end of the tenancy. Cost for this will depend on property size and will be individually quoted

In addition to the above we can arrange landlords rent guarantee insurance to provide you with peace of mind and an enhanced level of protection. This is offered through third party insurers and usually costs around £120 for a 12 month policy. Acceptance of this policy will depend on the tenants successfully passing a comprehensive reference process.
